What to Expect When Selling Your Home

selling truckee homes, truckee real estateThere are many important elements involved in selling your home.  It is important to select a professional local Tahoe or Truckee real estate agent to help protect your investment.

After you choose an agent to partner with, your home is placed on the market. Your agent will market your home to potential Truckee and Tahoe real estate buyers.

When an offer is made on your property, you have three options:

  • Accept the offer
  • Reject the offer
  • Counter the offer


After you accept an offer, the buyer’s “earnest money” is deposited into a newly opened escrow account.

As the seller, you will be responsible to provide relevant documentation to the escrow holder, including:

  • Names and addresses of lien holder(s)
  • Tax receipts
  • Equipment warranties
  • Home warranty contracts
  • Leases and/or rental contracts

Next, the seller reviews the escrow instructions, grant deed, and related documentation required to complete the real estate transaction.  After reviewing the information, the seller approves and signs.

As part of the purchase and sale agreement, it is usually the seller’s responsibility to obtain property inspections and act on the inspection reports.  This may include paying for any repairs recommended in the inspection report(s).

Any final changes to the contract or escrow instructions are agreed to through amendments signed by both Buyer and Seller.

During this time, both Buyer and Seller fulfill all remaining conditions required by the purchase and sale agreement, as well as escrow instructions.  The Seller approves payoff demand and/or beneficiary statements.
